Programming
We compile the detailed requirements for the project such as design objectives, site constraints, general space requirements, and flexibility for future growth. This information gathered through interviews with key personnel is compiled in a written document that clearly outlines detailed office needs and overall square footage requirements.
Schematic Design
We create a space plan that develops the original ideas gathered during the programming phase. This Schematic Design plan will show the distribution of spaces which fulfill the requirements established in programming.
Design Development
During Design Development lighting and electrical/telephone information is established and documented. Special ceiling treatments are indicated. Furnishings and finishes will also be addressed as they pertain to construction cost. The documents are prepared for preliminary pricing estimates.
Construction Documentation
Final construction documents are prepared from the approved design development data. All components are fully detailed and specified. We coordinated the work associated MEP, Civil and Structural Engineers to produce a document for bid, permit and construction.
Construction Observation
We provide clarification of project intent to the contractor, site visits for quality control, and serve as an agent for the client. We can provide many levels of Construction Observation service. The assigned architect is available for weekly construction meetings or daily on-site supervision.
Move Coordination
Our move coordinator will assist in the bidding and negotiation of the move contractor. We create move location plans and tag furniture as required. Our move coordinator is on-site 100% of the time during your move to supervise the installation of furniture and answer questions as they arise.
Furniture
Our interior design specialist can inventory existing furnishings and equipment to be relocated. Our registered interior designers can assist in selection and specification of new furnishings as well as assist with bidding and negotiation of a furniture contract.
Coordination of Security and Data Consultants
Our project architect will coordinate the interview, bidding, and selection of security and/or data consultants. We are then able to coordinate and consolidate information from these consultants into one set of documents to be used by the contractor. Our involvement ensures that these consultants’ mechanical and electrical requirements are addressed by the project MEP Engineers and that the information is appropriately passed on to the contractor.
